Support to the Inland Revenue property services for the refurbishment of tax offices
Description of Project
With offices across south east England requiring refurbishment to meet new regulations, the Inland Revenue called us in to oversee the updating of its multi-storey building, including Margate, Canterbury and Maidstone.
In use by government tax department employees and members of the public alike, the offices also made use of lifts and offered toilet facilities – including disabled facilities - that were also accessed by members of the public, requiring that they also comply with all the regulations relating to public buildings.
Posing a further challenge, the offices would need to remain open for business as usual during the refurbishment, so the Chaucer team had to take this into consideration, as well as access for construction workers, plant and equipment.
Chaucer’s scope
We were responsible for the overall project management and detailed scheduling of the works, including cost management, reporting, the tendering process and the appointment of a contractor for works in each location.
Our team was also responsible for ensuring that the refurbishment and updating work was coordinated and carried out in accordance with the schedule, also managing costs in accordance with the approved budgets, taking into account change orders and unforeseen extra works that occurred during the construction.
The contractors were also to comply with the requisite health and safety regulations, and we were depended upon to ensure that the work was completed to the high standard specified in the contract.
Benefits
With all the offices completed on time, within budget and to the required quality, all works were finished without accident or lost time incident on any site. Our team managed cost savings by maximizing the use of contractors on multiple sites, and in working trades either sequentially or in parallel. The team was able to keep each office open at all times during construction, and with all stakeholders and third parties informed of progress regularly, a close-out report for each site was produced on completion.
